Q: How easy would it be to build?

A: The requirements to build are the same as anywhere else in the county. For a new building permit you would need to improve the road sufficiently for the fire marshal to be happy, have sufficient water rights for a well and exterior sprinkler system in case of fire, and get a septic plan approved. For power, you could pull from the neighbors or install an off grid solar system. However, rather than building from scratch, it would be immensely more simple just to improve the existing cabin.

Q: How close are utilities?

A: The seller doesn't have much information about utilities. Most people in the area use generators. If power can come from Wolfcreek Ranch than it is within a couple hundred yards. Otherwise is much further. An off grid solar network is a recommended solution.

Sewer would require septic. According to former owners, at one time a septic plan was approved for the cabin, but never installed.

Q: What about water rights/shares?

A: Although there are no water rights included with this property, water rights can be purchased for the drainage. They then would have to be transferred to the property. In order to build you would have to purchase sufficient water rights and develop springs or drill a well. The water table is shallow and drilling a well shouldn't be too difficult.

Q: Why is the road so rough?

A: Bridge Hollow Rd. can be found on the original USGS survey of the area from the late 1800's, which can be obtained at the state BLM office. However, since the HOA dissolved there are no HOA fees and therefore no revenue to maintain the road. Each year some owners do a little and some do more than others. Donations for road work have begun and $6,000.00 will get the road passable for most 4 wheel drive vehicles. $30,000 will get a sedan up to the cabin.

Q: How many homes could be built?

A: The plots are in P160 zoning and cannot be further sub divided. However, they are "grandfathered in" and you likely could build one domicile on each plot (5).

Q: What is the access like?

A: Access through the gate is controlled by the neighbors. Upon purchasing the property you will be given contact information so that you will know if and when the gate code changes. You can purchase a remote for $10. In summer a 4x4 vehicle is recommended, although a 2 wheel drive vehicle with decent clearance could probably make it. In the winter the road is plowed by the year round owners to arrow B on the map.  To access in the winter you would need a snow vehicle, skis or snow shoes.

Q: Can I hunt up there?

A: Yes. As long as you have the proper permit to hunt, neighbors hunt all over the subdivision. Immediate family would be fine as well, but don't invite your buddies unless you want to stick to your own property.

Q: Can I ride ATVs? Snowmobiles?

A: There are lots of trails for ATV's within the subdivision and you can ride them all. Stay on the trails and the neighbors won't mind. Snowmobiles can go wherever, as long as you respect other's property, there is plenty of space to go.
